Personal info, employment, two years of rental history. $50 per adult applicant.

Credit pull, employment verification, prior-landlord reference call. Usually one business day.

Approval & lease
You get the lease emailed for digital signature. 12-month standard, with September-cycle leases on Sept 1 starts.

Move in
Pay first month plus security via the portal. Keys ready at your move-in date.

Credit score 660+Primary applicant must be 660 or above. Co-signers accepted down to 600 with proof of relationship and a 720+ co-signer credit score.

Income 2.75x rentCombined gross monthly income at or above 2.75× the listed rent. Recent two pay stubs or an offer letter for new jobs. Boston graduate students with funding letters welcome.

Two years rental historyPast 24 months of addresses plus landlord contact info. First-time renters welcome with a co-signer or six months of bank statements showing on-time housing payments.

No prior evictions7-year lookback. Filings dismissed in your favor are fine — we only consider judgments.

Photo IDDriver's license, passport, or state-issued ID. Match to applicant name.

Application fee$50 per adult applicant. Refunded if we deny without reviewing the full application.
FAQ
Common questions
Can I apply if my credit is below 660?
Yes, with a qualified co-signer (720+ credit, 4× rent income). We also consider documented credit improvement on a case-by-case basis.
Are pets allowed?
About sixty of our eighty units allow pets — listed on each property page. Flat $40/month pet rent, no per-pet stacking, no breed restrictions, no weight limits.
Do you accept Section 8 vouchers?
Yes. Massachusetts state law prohibits source-of-income discrimination and we comply. Email leasing@northwindproperties.example before applying so we can coordinate the BHA inspection schedule.
How long are leases?
Standard 12-month leases. Many of our buildings run on the September turnover cycle — if you sign mid-year, we can offer a short or long first lease to align you with the September cycle if you prefer.
What if I'm denied?
We'll tell you the specific reason in writing within 48 hours, per Massachusetts adverse-action requirements. If we declined without fully reviewing your application, we refund the fee.
